Can a landlord double your rent overnight simply because property values in the neighborhood increased? In most Southwestern states, arbitrary rent hikes are illegal.
Tenancy laws require rent adjustments to be reasonable and reflective of market realities. If a tenant feels an increase is unreasonable, they can petition the Rent Tribunal or Magistrate Court for an assessment of fair rent.
Furthermore, demanding advance rent beyond one year from a new yearly tenant (or beyond six months from a monthly tenant) is an offense in states like Lagos. Landlords are also legally obligated to issue signed receipts for every payment received. A receipt must detail the amount paid, the period covered, the date, and the premises address. Never pay rent without receiving an official receipt.
